Grinding & Seal.

The slab is ground to sound concrete and then sealed, with no coating built on top of it.

What is Grinding & Seal?

Grinding & Seal prepares the slab instead of covering it: the concrete is diamond-ground to a sound surface, then a sealer is applied to the prepared concrete.

Because no coating builds on top, the floor still reads as concrete - texture, tone changes and saw cuts stay part of the look - while the sealed surface is easier to keep clean than an unsealed slab.

Why people choose grinding & seal.

  1. Ground, not built up

The surface is prepared by grinding, so the system follows the slab instead of adding a layer over it.

  2. Sealed surface

A sealer goes onto the prepared concrete, which makes day-to-day cleaning simpler than on raw concrete.

  3. Concrete stays visible

Variation, texture and saw cuts remain part of the floor rather than being hidden.

Where it works.

  • Garages
  • Warehouses and storage
  • Workshops

Grinding & Seal or Flake?

Both are common for garages. Grinding & Seal keeps the concrete visible and adds no color layer; flake gives a textured, colored floor that is forgiving with everyday marks.

Good to know.

  • Existing cracks, patches and saw cuts stay visible: the system prepares and seals the slab, it does not hide it.

  • The result depends on the concrete it goes over, so we check the slab before recommending it.

Grinding & Seal questions

  • Is Grinding & Seal a coating?

No. The slab is ground to sound concrete and then sealed, so there is no pigmented coating built on top and the concrete itself stays visible.

  • Where does Grinding & Seal work best?

In spaces where you want the concrete to stay part of the look - garages, storage and workshop floors. We confirm whether it suits your slab at the site visit.
